A lot of west side homes were built from the 1950s through the 1970s, and plenty of those doors still run on extension springs, the long springs that stretch along each side above the tracks. Newer homes use a torsion spring on a bar above the door. We repair both.
Extension springs. We replace them in pairs, check the pulleys and cables, and make sure each spring has a safety cable through the middle.
Torsion springs. We replace the spring, inspect the cables, drums, and bearings, and balance the door. Whenever the door allows it, we install higher cycle springs that last years longer than builder grade.
Spring conversions. If you are tired of the old side springs, we can convert your door to a torsion spring for a smoother, quieter, and safer door.
Every torsion spring we install is covered for 3 years, parts and labor.
Openers. Openers made before 1993 did not have to include the safety sensors at the bottom of the door. If yours has no sensors, it is time for a new one. We install LiftMaster openers, including quiet belt drive models.
Tune ups. Older doors benefit the most. We lubricate the moving parts, check the springs, cables, and balance, test the safety sensors and auto reverse, and tighten the hardware. $69, or $59 total during our fall special through November 30.

Those are extension springs. They stretch along each side above the horizontal tracks and were common on homes built before the 1990s. Each one should have a safety cable running through the middle, so a broken spring cannot fly across the garage. If yours are missing that cable, let us know and we will add one.
Yes. We remove the old side springs and install a torsion spring on a bar above the door. The door runs smoother and quieter, and a torsion spring is safer when it eventually wears out. We give you the price for both a straight spring replacement and a conversion, so you can choose.
There are three common causes. A broken spring leaves the door too heavy for the opener to lift. The opener may have been disconnected with the red release cord. Or the plastic drive gear inside an older opener has stripped. If you see a gap in the spring, leave the door closed and call us. Otherwise, a quick call or text with what you hear usually tells us which one it is.
Usually, yes. Springs, cables, rollers, hinges, and drums come in standard sizes, and we carry the common ones on the truck. Panels are the exception. If your door model is no longer made, we will tell you honestly whether a repair or a new door makes more sense.
Torsion springs installed by Bart's Garage Doors are covered for 3 years from the install date, parts and labor. Other repairs are covered 90 days on labor and 1 year on parts. The warranty does not cover accidents, misuse, or work done by others.
